New managers take helm of Blantyre: Historic Lenox resort purchased for $4.6 million

LENOX — Blantyre, the boutique resort and a home away from home for celebrities, is under new management following its $4.6 million purchase by a California investment group.

Blantyre Ventures LLC closed on the deal in June.

Hay Creek Hotels, a management company based in Exeter, N.H., is now operating Blantyre, built in 1902. The company says it seeks to maintain luxury standards established during 32 years of ownership by Jo Ann Fitzpatrick Brown under Fitzpatrick Holdings LLC.

The Select Board has approved transfer of the resort's all-alcohol hotel license to Blantyre Ventures, Hay Creek and their local accounting and human resources manager, Erina Blaisdell of Lee, a Berkshires native. Annabel Sattler continues as general manager of the property.

The license conveyed to the state Alcoholic Beverages Control Commission in Boston for final approval covers all indoor and outdoor public areas of the 23-unit resort, Carriage House and guest cottages, including the spa and pool areas and lawns.

"The new owners have told me they intend to keep Blantyre in its current state," said attorney Matthew Mozian of Campoli, Monteleone & Mozian, representing Blantyre Ventures.

About 70 full- and part-time former Fitzpatrick employees have been retained, he said.

"There's going to be a lot of continuity," Mozian stated, with the exception of bringing in the Hay Creek company for day-to-day management of the property.

"I'm really glad somebody has come along to keep it going and keep the quality up," said Selectman Channing Gibson.

Current posted rates at Blantyre range from $705 to $1,495 per night, plus state and local taxes and an 18 percent household fee, as well as gratuities.

In addition to approving the liquor license transfer, the Select Board voted to endorse the Hay Creek management agreement.

Hay Creek, with 17 resorts in its portfolio, mostly on or near the East Coast, was brought in by the new owners to manage food, beverage and the hotel operations, Mozian said.

The company manages hotels such as The Orchards in Williamstown, The Breakwater Inn & Spa in Kennebunkport, Maine, The Exeter Inn and The Canandaigua Finger Lakes Resort, under construction in upstate New York.

Hay Creek also managed the Cranwell Spa & Golf Resort for a local ownership team from mid-2015 until the historic property near Blantyre was purchased by Hyatt Hotels/Miraval, which has embarked on a two-year, $60 million renovation and expansion project. Hyatt/Miraval completed its acquisition of Cranwell last January for $22 million.

The Cranwell expansion adds 43 rooms to the current 105, along with a new spa, fitness center and related wellness amenities. Existing facilities are also to be upgraded and renovated.

Blantyre Hotel Ventures paid $4.6 million for the property and took out a $4 million mortgage with Berkshire Bank, according to Middle Berkshire Registry of Deeds documents.

But the actual total approached $7 million for 94 acres, inclusive of furnishings and equipment, according to attorney Judith C. Knight, who managed Fitzpatrick Holdings. Fitzpatrick Brown fell ill early in 2015 and died in January 2016.

"We see Blantyre as a real jewel that sort of needs to be more exposed to the world," said Wayne Levenfeld of Belmont, Calif., a partner of Pacific Valley Investors (PVI) Hotel Group, the parent company of Blantyre Hotel Ventures.

"We think that what it does, it does great," he told The Eagle in late June. "It's a beautiful piece of land in a wonderful area. It just needs to be exposed to more people."

In addition to the Main House, a red-brick Tudor mansion modeled on a home in the town of Blantyre, Scotland, there's a 14-room carriage house and four private cottages built starting in the 1980s.

"Like every property, it needs some capital and we intend to put capital in it," Levenfeld added. "We don't intend to change the nature of it. We want to polish the jewel, expose it to more people and run it well."
